I tried to make a deal with them, even had a contract. They did nothing for months, didn't do anything to try and sell the house. No phone, no emails, all the communication was me calling them trying to figure out if they had any plans. After months of waiting I gave them an Ultimatum and they tried to renegotiate the already low price by half, despite the fact we had a contracted amount. I suspect they were dragging their feet in order to do this hoping i might be in a more desperate situation by then, but I can't be sure. I wasn't playing that game, they where already in breach because of the timeframe my lawyer wrote into the contract (thank god I talk to a lawyer first about the contract) so I cancelled the whole deal. It is unrelated to the offer presented, as we understood that such companies often make offers that are significantly below market value; in fact, they tend to offer even well below a low-ball offer. We were eager to sell and were prepared to incur a loss just to move on. We aimed to sell our property quickly and, after discussions with wanttosellnow.com, chose to accept their exceedingly low offer. This decision was influenced by their assurance that it was a cash offer, promising a swift closing. However, that turned out to be far, very far from the truth. The fine print revealed that they retained the right to sell the property before actually purchasing and closing on it. Quite suspicious, wouldn’t you agree? Indeed, it is. After we accepted their low offer to facilitate a quick sale, they "sold" it to an aspiring investor who then needed to seek financing. Consequently, we found ourselves waiting for this aspiring investor to secure approval from a private lender. Suddenly, this investor became unresponsive and was unreachable for signing documents. The original company, wanttosellnow.com, claimed they were no longer responsible, stating, "we sold it already." Charming, isn’t it? They entice sellers (in this case, us) with a low offer under the pretense of a cash purchase, only to eventually reveal that neither they nor their new buyer, the aspiring investor, actually have the cash. If I had wanted to wait for a typical buyer needing loan approval, I could have sold to anyone walking through the door for a significantly higher price. Ultimately, everything fell into place, but not without numerous delays and a plethora of unmet promises on their part. The lessons learned are as follows: 1 - The offers made by these companies are completely unrelated to market value or appraised / assessed value. If you expect otherwise, you are mistaken and a fool, indeed. 2 - Unless you are prepared to accept a substantial loss on your property, avoid signing with such companies. 3 - If you are comfortable with points 1 and 2 mentioned above, do not anticipate prompt communication or responses after you have accepted their offer. In our case, we were ready for the extremely low offer and willing to accept it; however, we were taken aback and frustrated to discover that the "cash offer" was misleading, as the sale was still contingent upon a loan that the prospective investor needed to secure.
